Access, water and power

Is there a concrete road to the boundary, or a dirt track that floods in November? And is access a registered right of way on the title, or an informal arrangement with a neighbour? Building an access road is your cost, not the seller’s.

For utilities, the difference between government supply connected, available at the boundary, and merely coming soon is significant money. A deep well and storage work, but they are a different cost base.
