The character of Lamai

Lamai is Koh Samui's second town and its most underrated. It has a genuine centre, supermarkets, banks, clinics, a market, a long-established expat community, plus a beach that many people rate above Chaweng's, with clearer water and considerably fewer people on it.

It is quieter and more relaxed than Chaweng without being remote, and it delivers meaningfully more property per baht. Behind the town the land rises into hills with sea views south and east over the bay.

Lamai has a longstanding French and European community, which shows up in the food and gives the town a slightly different feel from the rest of the island.

Who buys in Lamai

01

Value buyers

More square metres, more land, better outlook for the same money than the east and north-east.

02

Full-time residents

Everything you need day-to-day is in town, and the community is established.

03

Long-stay rental investors

Strong demand from long-stay visitors and residents on 6 to 12 month contracts.

04

Retirees and slower-pace buyers

Lamai suits people who want a town without a nightlife strip dominating it.

What it costs

Lamai consistently prices below Chaweng Noi and the north-east peninsula for comparable specification. For buyers whose priority is space and quality of build rather than address, that gap is the point of the area.

The grid above is live, so the prices you see are current asking prices, not a number typed into a page once.

Practical realities

The things that decide whether a purchase works out, and that most listings leave off.

Distance from the airport

About 30 minutes, and further from Bangkok Hospital Samui in Chaweng than most east-coast alternatives. For older buyers and frequent flyers this is the real trade-off.

Hillside access

Lamai's inland hills give the sea views and bring the usual hillside considerations: gradient, access road condition, retaining, drainage, building height restrictions.

Town centre character

Central Lamai has a small bar strip. It is contained and nothing like Chaweng's, but check the immediate surroundings of any central property.

Beach condition

Lamai beach is good, though it has a steeper shelf than the north coast beaches and stronger surf at times. Better for swimming than Maenam; less suited to very small children.

Resale pace

A smaller buyer pool than Chaweng or Bophut. Realistic for long-term holds.

Getting around

Everything day-to-day is in town, supermarkets, banks, clinics, market, restaurants. Chaweng and the private hospital 15 to 20 minutes north. Airport around 30. The south and west coasts are easily reached.

Lamai compared to

Lamai vs Chaweng Noi

Chaweng Noi is 10 to 15 minutes north with closer hospital and airport access at higher prices. Lamai gives you more property for the money and a proper town. The trade is convenience versus value.

Lamai vs Bang Kao

Bang Kao is further south and genuinely rural. Cheaper again, with almost nothing locally. Lamai is the last point on the south coast with full town amenities.

Lamai questions

Is Lamai cheaper than Chaweng?

Generally yes, meaningfully so for comparable specification. The trade is distance from the airport and the private hospital.

Is Lamai good for full-time living?

It is one of the best areas on the island for it. Real town infrastructure, established community, good beach, and prices that let you buy more house.

What about rental income?

Solid, with particular strength in the long-stay market, visitors and residents on 6 to 12 month contracts. Short-term holiday yields are below Chaweng and Chaweng Noi.

How far is the hospital?

Bangkok Hospital Samui in Chaweng is 15 to 20 minutes. There are clinics in Lamai for routine care. If you have ongoing medical needs, factor the drive in honestly.
