The character of Maenam

Maenam runs about five kilometres of the north coast  the part of Samui that still feels lived-in rather than visited. Long, shallow, quiet beach; a proper local market; a Thursday walking street; no nightlife.

Organised around numbered sois off the ring road, Soi 1 through Soi 6 and beyond  lower numbers closer to the beach and pricier, higher numbers inland and better value, often with a Koh Phangan view. Our stock spans Soi 1, 3, 4 and 5.

What makes it commercially interesting: genuine flat land close to the beach, rare on Samui. Lower construction costs, no hillside restrictions  why it dominates our land listings.

Who buys in Maenam

Families and full-time residents

It is calm, it is safe, and the daily logistics are easy. This is the most common Maenam buyer.

Land buyers and self-builders

Flat plots with government utilities and concrete access. If you want to build rather than buy, start here.

Value-conscious sea view buyers

A Maenam sea view costs meaningfully less than the same view on the north-east peninsula.

Long-term rental investors

Steady year-round demand from residents. Less suited to short-term holiday letting than Chaweng or Bophut.

What it costs

A sea view roughly doubles the price of an equivalent villa here. Note that the 8.9M baht villa is the largest by built area. Size is cheap in Maenam; outlook is not.

Practical realities

The things that decide whether a purchase works out, and that most listings leave off.

Water

Government mains reach much of Maenam, thinning inland and up the soi numbers. Ask mains or well a 5,000 litre backup tank is standard here.

Road access

Main sois are concrete; some inland plots use shared access tracks. Check whether that's a registered right of way or an informal neighbour arrangement often glossed over.

Flooding

Flat land drains slowly. In a heavy November or December, low-lying inland parts of Maenam can hold water for a day or two. Ask what happened in the last bad rainy season we'll tell you.

The ferry pier

Maenam has a passenger pier with services to Koh Phangan. Convenient if you use it, and a source of traffic on the ring road near the pier if you do not.

Beach quality

The water is shallow a long way out. Excellent for young children, less good if you want to swim properly at low tide.

Getting around

Maenam sits on the ring road with easy runs east to Bophut and the airport, and west to Nathon for the car ferry and government offices. Everyday shopping is covered locally. For a large supermarket run or the private hospital, most residents drive to Chaweng or Bophut.

Bophut has Fisherman's Village, better restaurants and stronger short-term rental demand. It also costs more. If you want the same coast at lower cost and do not need the nightlife, Maenam wins.

Bang Por is quieter and more private again, with a west-leaning outlook and better sunsets. Fewer amenities and more driving. If Maenam feels too busy, go west.

Maenam questions

It is one of the best on the island. Low traffic, a shallow safe beach, a genuine residential community and easy access along the north coast.

Distance from the airport and the premium north-east pocket, and less sea view elevation. The trade is that Maenam has flat, buildable land, which is scarce and cheaper to develop on.

Our current Chanote-titled beachfront parcel near Pralarn Pier is 40 million baht per rai, total size 4-2-40 rai. Beachfront is the scarcest category on Koh Samui and prices are set by the specific stretch of sand, not by an area average.

It is better for long-term rental than short. Holiday renters gravitate to Chaweng, Bophut and Lamai for restaurants and nightlife. Maenam rental strength is residents and long-stay visitors on 6 to 12 month contracts.
