The character of Plai Laem
Plai Laem occupies the north-east headland between Bang Rak and Choeng Mon. It is almost entirely residential, upscale villas and a scatter of boutique resorts, with essentially no commercial strip. What it has instead is elevation, and the views that come with it: the Gulf of Thailand, Koh Phangan to the north, and a good deal of sky.
This is where Koh Samui's premium villa market has concentrated over the last decade, and the reason is simple. You get a genuinely private hillside position with a panoramic outlook, and you are at the airport in ten minutes. Very few places offer both.

Slope and build cost
This is elevated headland. Hillside height and storey restrictions apply, and retaining, drainage and access costs are real. If you are buying land, get an architect's view on what is permitted before you commit.
Access roads
Many Plai Laem villas are reached by steep private concrete roads. Establish who owns them, who maintains them, and whether your access is registered on the title.
Water at elevation
Pumps and storage are standard. Check what is installed. Dry-season supply is a genuine consideration on the peninsula.
View protection
You are paying for the view, so verify what can be built above and in front of you. This is the single most valuable piece of due diligence on a Plai Laem purchase.
Nothing to walk to
Plai Laem is residential to the point of being isolated. You will drive to every restaurant, every shop, every beach. Some buyers love this. Some discover after six months that they do not.
Wind
Exposed headland positions catch weather. Pleasant most of the year; noticeable in the monsoon months.
Getting around
Airport 10 minutes. Chaweng, the private hospital and Central Festival 15 to 20. Choeng Mon beach and Fisherman's Village both close. Excellent connectivity, zero walkability.

Choeng Mon has a proper beach and a small village with somewhere to eat. Plai Laem has better elevation and bigger views. Choeng Mon if you want to walk to the sand; Plai Laem if you want to look at it from above.

Why is Plai Laem more expensive than the north coast?
Constrained supply and elevation. The peninsula is geographically finite, the best view positions are largely built out, and it is ten minutes from the airport. Those three facts set the price.
Is Plai Laem good for rental income?
At the premium end, yes. High-specification sea view villas achieve strong high-season nightly rates. It is less suited to the budget rental market, which wants walkable restaurants and nightlife.
Can I walk to a beach from Plai Laem?
From some properties, not most. The peninsula is elevated and the beaches are at the bottom. Choeng Mon beach is a short drive. If beach walking access matters to you, say so and we will filter for it.
