Lipa Noi is a long, flat, west-facing stretch of coast with the calmest water on the island, shallow, still, and genuinely safe for small children. The sunsets are the best on Koh Samui and they are a real part of the property value here.
Development is low-density and mostly residential, with a handful of beachfront restaurants. The Raja car ferry pier is nearby, which makes mainland trips easy, and Nathon, the administrative town with the land office and immigration, is a short drive north.
The land is flat, which makes building comparatively straightforward compared with the island’s hillside areas.

Around 40 minutes to the airport and 35 to 40 to Chaweng for the private hospital and major shopping. This is the trade for the quiet and the sunsets. Drive it before you commit.
Tides
The west coast has a pronounced tidal range and the water is very shallow. At low tide the sea retreats a long way out. Beautiful, and not always swimmable. Visit at low tide, most buyers only ever see it at high.
Heat
West-facing means afternoon sun. Orientation, shading and ventilation matter more here than on the north coast. Worth checking how a specific house is designed for it.
Utilities
Generally available along the developed coastal strip; verify inland. Flat terrain makes connections more straightforward than on the hillsides.

Flat coastal plain drains slowly. Ask about the last heavy rainy season on any specific plot.
