The character of Bophut

Bophut is the north coast’s centre of gravity  Fisherman’s Village gives it somewhere to walk in the evening, and the Friday walking street draws the whole island.

Behind it, land rises into Bophut Hills, where the sea view villas are  higher means bigger views and steeper access. Below, along the flat strip, are the garden villas and family homes.

That spread is why Bophut has the widest price range in our portfolio: 5.9 million baht for a garden home, 85 million for a sea view villa. Both Bophut.

What it costs

The widest range in our portfolio: a garden family home from around 5.9 million baht, a six-bedroom sea view villa to 85 million, and a development-scale 8 rai parcel within walking distance of the beach at 200 million. Elevation and outlook set the price.

Practical realities

The things that decide whether a purchase works out, and that most listings leave off.

Hillside access

Bophut Hills villas often sit at the top of steep concrete access roads. Two questions: can a truck get up it, and who maintains it shared access roads with no maintenance agreement are a recurring source of disputes.

Building restrictions on the hill

Koh Samui limits hillside development, and restrictions tighten as gradient increases. If you're buying land in Bophut Hills to build, get an architect's read on what's actually permitted before you commit.

Your view is not guaranteed

Check what can be built on the plot directly above and in front of you one new build on a hillside can erase a sea view. Zoning and existing approvals are checkable, and we check them.

Noise

Fisherman's Village is lively, particularly Friday. Wonderful at a five-minute walk, less wonderful directly above the strip on a weekend. Visit at night before you buy.

Traffic

The Friday walking street closes the village road and backs traffic onto the ring road. Factor it in if you will be commuting.

Getting around

Bophut is the best-connected residential area on Koh Samui. The airport is 10 to 15 minutes. Chaweng and the private hospital are 15 to 20. Everyday shopping, banks, clinics and vets are all local. This is the area where you are least likely to need a car for daily life, though you will still want one.

Maenam is quieter and cheaper for comparable villas, with flatter land. Bophut has the restaurants, the airport proximity and the better resale. Pay the premium if you value amenity and liquidity.

Bophut vs Plai Laem

Plai Laem is more exclusively residential with stronger elevated sea views and closer airport access, but nothing to walk to. Bophut is the sociable choice; Plai Laem the private one.

Bophut questions

Fisherman’s Village is busy; the rest of Bophut is residential and calm. Most residents live 5 to 15 minutes from the village and treat it as their restaurant strip rather than their neighbourhood.

A three or four-bedroom pool villa with a garden outlook, or a family home from around 5.9 million baht. Sea view at this price point is unlikely in Bophut. For that, look at Maenam or further west.

It is one of the strongest areas on the island for it. Fisherman’s Village, the beach and airport proximity all help. Note that short-term holiday letting requires the correct licence in Thailand, so ask us about the specific property’s position.

Roughly 10 to 15 minutes, depending on where in Bophut. It is one of the closest residential areas to Samui Airport. Aircraft noise is generally not an issue in Bophut itself, but it is worth checking on a specific plot.
