Bophut is the north coast centre of gravity. Fisherman's Village, a restored strip of old teak shophouses along the beach, gives it something almost nowhere else on Koh Samui has: somewhere to walk in the evening that is not a highway. The Friday walking street draws the whole island.
Behind the village the land rises into Bophut Hills, and that is where the sea view villas are. The higher you go, the bigger the view and the steeper the access. Below, along the flat coastal strip, are the garden villas and family homes at more accessible prices.
That vertical spread is why Bophut has the widest price range in our portfolio. A three-bedroom garden family home is 5.9 million baht. A six-bedroom sea view villa on the same coast is 85 million. Both are Bophut.

Hillside access
Bophut Hills villas often sit at the top of steep concrete access roads. Two questions: can a delivery truck or a concrete mixer get up it, and who maintains it. Shared private access roads with no maintenance agreement are a recurring source of disputes.
Building restrictions on the hill
Koh Samui limits hillside development, and height and storey restrictions tighten as gradient increases. If you are buying land in Bophut Hills to build, get an architect's read on what is actually permitted before you commit.
Your view is not guaranteed
Check what can be built on the plot directly above and in front of you. On a hillside, one new build can erase a sea view. Zoning and existing approvals are checkable, and we check them.
Noise
Fisherman's Village is lively, particularly Friday. Wonderful at a five-minute walk, less wonderful directly above the strip on a weekend. Visit at night before you buy.
Traffic
The Friday walking street closes the village road and backs traffic onto the ring road. Factor it in if you will be commuting.
Getting around
Bophut is the best-connected residential area on Koh Samui. The airport is 10 to 15 minutes. Chaweng and the private hospital are 15 to 20. Everyday shopping, banks, clinics and vets are all local. This is the area where you are least likely to need a car for daily life, though you will still want one.

Bophut vs Maenam
Maenam is quieter and cheaper for comparable villas, with flatter land. Bophut has the restaurants, the airport proximity and the better resale. Pay the premium if you value amenity and liquidity.

Fisherman's Village is busy; the rest of Bophut is residential and calm. Most residents live 5 to 15 minutes from the village and treat it as their restaurant strip rather than their neighbourhood.
What can I get for under 10 million baht in Bophut?
A three or four-bedroom pool villa with a garden outlook, or a family home from around 5.9 million baht. Sea view at this price point is unlikely in Bophut. For that, look at Maenam or further west.
Is Bophut good for rental income?
