The character of Khao Phra

Khao Phra is elevated ground set back from the coast. What it offers is the thing that drives Koh Samui pricing more than any other factor: height, and the view that comes with it. What it asks in return is that you deal with a slope.

Development is sparse. Plots are generally larger and greener than coastal equivalents, and privacy is close to absolute.

The things that decide whether a purchase works out, and that most listings leave off.

Slope is the whole story

Koh Samui restricts hillside building steeper gradient, lower height limits, higher costs. Under 35% is workable; steeper needs an architect's read first. We state slope where known.

Access road gradient

Access road gradient steep concrete access can shut out delivery trucks and concrete mixers, and drives up retaining and drainage costs on the build itself. Check the incline before you check the view.

Water pressure at elevation

Getting mains water up a hill is not always straightforward. Pumps and storage are usually required. Ask what is installed or what will need installing.

Runoff and erosion

Hillside plots shed water in heavy rain. Retaining and drainage design is not optional here, and it is not cheap.

Your view

Elevated positions are usually more view-secure than coastal ones, but check what can be built above you regardless.

Enough to change your project. Retaining walls, deeper foundations, access roads and drainage all add up, and a steep plot can add a substantial premium to a build budget versus flat land. Get a builder’s estimate before you buy the land, not after.
