Chanote and Thai Title Deeds Explained: Why the Title Matters More Than the View

On Koh Samui the title deed decides more about a property than the view ever will. A stunning plot on a weak title can be hard to sell, hard to develop and slow to transfer. A plain plot on a Chanote title is clean, bankable and yours.

Key takeaways

  • Chanote (Nor Sor 4 Jor) is the strongest title: GPS-surveyed, cleanly transferable.
  • Nor Sor 3 Gor is usable and often upgradable, but needs a closer look.
  • Weaker grades carry vaguer boundaries and more restrictions.
  • Compare the title first and the view second.

The Thai title grades, ranked

Title Strength What it means
Chanote (Nor Sor 4 Jor) Strongest GPS-surveyed boundaries, fully transferable, mortgageable
Nor Sor 3 Gor Strong Confirmed right, recorded boundaries, often upgradable to Chanote
Nor Sor 3 Moderate Confirmed right, less precise boundaries, slower to transfer
Possessory / lesser Weak Vague boundaries, real restrictions on transfer and development

Chanote: the strongest title

Chanote is the top land title in Thailand. It is surveyed with GPS-marked boundaries, so the exact extent of the land is fixed and recorded, and it can be sold, leased, mortgaged and transferred cleanly. If you are buying land, this is the title to want, and it is the one we state on every land listing we hold.

Nor Sor 3 Gor: usable, with caveats

Nor Sor 3 Gor is a confirmed right to the land with recorded boundaries, transferable and developable, and it can often be upgraded to Chanote. It is not automatically a problem, but the boundary can be less exact and the upgrade is a process with cost and time attached.

If a listing does not state its title, that silence is itself information. Ask the question early.

Why the title decides value

Two plots side by side, identical views, can be worth very different amounts purely on title.

The Chanote plot is easier to build on, easier to finance, easier to insure and far easier to sell on. When you compare land, compare the title first and the view second. Our guide to buying land on Koh Samui covers the other checks that matter.

Frequently asked questions

What is a Chanote title?

Chanote, or Nor Sor 4 Jor, is Thailand’s strongest land title. It has GPS-surveyed boundaries and can be sold, leased, mortgaged and transferred cleanly. It is the title to look for when buying land.

Is Nor Sor 3 Gor safe to buy?

It can be. It is a confirmed right to land with recorded boundaries, transferable and often upgradable to Chanote, but the boundary can be less precise so it needs a closer legal look than a Chanote title.

Why does the title grade affect price?

A stronger title is easier to build on, finance, insure and resell. Two identical-looking plots can be worth very different amounts purely because of their title grade.

Can a weaker title be upgraded?

Often, yes. Nor Sor 3 Gor in particular can frequently be upgraded to Chanote through a process with cost and time attached. Your lawyer can advise whether a specific plot qualifies.
