Renting long-term on Koh Samui
Long-term rental on Koh Samui is straightforward and a sensible first step for anyone thinking of buying. It lets you test an area through a full season, including the November monsoon, before you commit to a purchase.
Terms
Contracts typically run twelve months, with two months deposit and one month in advance. Shorter terms are sometimes possible at a higher monthly rate. Utilities are normally billed on top of the rent, at government rates where the property is on the government supply.
What is included
Rent covers the property. Expect to pay electricity and water on top, and to cover pool and garden servicing unless the listing states the owner retains it. We give you the full breakdown in writing before you sign, so there is no argument at the end of the term about the deposit.
Renting before buying
If you are on the island to buy, tell us. We would rather you rented for a few months in the area you think you want, discovered what the road and the neighbours are actually like, and then bought with confidence, than committed to a purchase in your first fortnight.
