What exactly am I getting?

What are the rental terms?
The rent is THB 120,000 per month. Long-term contracts on Koh Samui typically run twelve months, with two months deposit and one month in advance. Utilities are normally billed on top of the rent, at government rates where the property is connected to the government supply. Shorter terms are sometimes possible at a higher monthly rate. Tell us your dates and we will tell you what the owner will accept.
What is included, and what do I pay on top?
Rent covers the property itself. Expect to pay electricity and water on top, and to cover pool and garden servicing unless the listing states the owner retains it. We will give you the full breakdown in writing before you sign, including anything the owner expects you to maintain, so there is no argument at the end of the term about the deposit.
Can I view it, or arrange this from overseas?

If you cannot travel, we will do a live video walkthrough and send you the unedited footage rather than a marketing cut, and refer you to an independent lawyer who does not work for us to run due diligence. People do commit here remotely. We would still rather you came, because a video will not tell you what the access road is like in the rain.
