The character of Ban Tai

Ban Tai sits between Maenam and Bang Por on the quiet stretch of the north-west coast. It is characterised by coconut groves, low-density development and very little traffic. There is no commercial centre, so for anything beyond basics you drive to Maenam or Nathon.

Buyers who choose Ban Tai are usually trading amenity for space and price. Per square metre it is among the better value on the north coast, and plots tend to be larger than their equivalents further east.

Who buys in Ban Tai

01

Privacy-focused residents

Space, quiet and very low density, with almost no traffic and no commercial centre nearby.

02

Self-builders after a larger plot

Bigger parcels at a lower per square metre rate than areas further east, for buyers happy to handle the earthworks.

03

Buyers priced out of Maenam

People comfortable driving a little further for meaningfully better value.

Practical realities

The things that decide whether a purchase works out, and that most listings leave off.

Utilities

Government supply coverage is patchier here than in Maenam. Check water and electricity availability at the boundary of any specific plot. Well water and storage are common.

Access

Confirm road surface and, critically, whether access is a registered right of way on the title rather than an informal arrangement across a neighbour's land.

Amenities

There are not any locally. Budget 10 to 15 minutes' drive to Maenam for shopping and 30 for the airport.

Resale

Thinner buyer pool than Maenam or Bophut. Realistic if you are buying for the long term; consider carefully if you may need to sell within a few years.

Ban Tai questions

Is Ban Tai a good place to build?

It can be excellent value, provided you verify utilities and access before committing. Prepared plots are less common here than in Bang Por, so budget for earthworks.

Why is there so little inventory?

Low turnover. Much of the land is long-held family land and comes to market infrequently. If you want Ban Tai, tell us and we will watch for it. A good portion of what transacts here never reaches a public website.
