The character of Choeng Mon
Choeng Mon is a crescent bay on the north-east peninsula with a genuinely good beach, soft sand, calm shallow water, a small island you can walk to at low tide. Behind it sits a compact village with a handful of restaurants and shops, and behind that the land rises into the headland where the sea view villas are.
It is upscale without being loud. There is no nightlife strip and no through traffic. Several of the island’s better resorts are here, which keeps standards up and brings a steady, well-behaved visitor flow.
For a lot of buyers, Choeng Mon is the sweet spot: it has the peninsula prestige and airport access, but unlike Plai Laem there is somewhere to walk to.

What it costs
Two distinct sub-markets: villas and homes close to the beach on the flat bay floor, priced for proximity, and elevated sea view villas up on the headland, priced for the view. Choeng Mon generally prices in line with or slightly below Plai Laem for elevated product, and at a premium for anything genuinely walkable to the beach.
Practical realities
The things that decide whether a purchase works out, and that most listings leave off.

Beachfront access rights
If you are buying near the beach, establish exactly how you reach it, a registered access, a resort's private path, or a public road. This is checkable and it changes the value.

Elevation trade-off
Up the headland you get the view and lose the walk. Down on the flat you get the walk and lose the view. Very few properties give you both. Decide which one you actually want.

Seasonality
Choeng Mon faces north-east and gets more exposed during the monsoon, roughly November–January rougher sea, some seaweed. A few weeks, not permanent, but worth knowing.

Resort proximity
Being next to a good resort is mostly a benefit: maintained surroundings, restaurants, security. Occasionally it is event noise. Check what is adjacent.

Limited supply
Choeng Mon is a small bay and largely developed. Good properties do not sit on the market.
Getting around
Airport 10 minutes. Chaweng, the private hospital and Central Festival 15 minutes. Plai Laem and Bang Rak immediately adjacent. Village-level shopping and restaurants on foot.

Chaweng is ten minutes south with everything, shopping, hospital, nightlife, the longest beach, and all the noise and traffic that come with it. Choeng Mon is the calm alternative at a similar distance from the airport.
