The character of Chaweng Noi
Chaweng Noi is the smaller bay immediately south of Chaweng, separated from it by a headland. That headland does a lot of work: it keeps the noise out while leaving Chaweng’s shopping, hospital and restaurants five minutes away.
The beach is generally considered better than Chaweng’s, quieter, wider in stretches, with clearer water. Behind the bay the land rises steeply, and the hillside is where the sea view villas are, looking down over the bay and out to sea.
Chaweng Noi has been one of the strongest performing areas on Koh Samui for both capital growth and rental returns.

What it costs
Villas generally price above equivalent Chaweng product for the quieter setting and better beach, and below the north-east peninsula for the same elevation.
Practical realities
The things that decide whether a purchase works out, and that most listings leave off.

Steep access
Chaweng Noi hillside roads are among the steepest on the island. Check gradient, surface, drainage and maintenance poor drainage on steep access is a real problem in heavy rain.

Building restrictions
Hillside limits on height and storeys apply and tighten with gradient. Confirm before buying land.

View protection
Steep terrain means the plot above you can overlook or obstruct. Check what is approved above your position.

Rental licensing
Short-term letting: confirm the specific property's licence. Long-term is straightforward, short-term isn't automatic.

Beach access
Some hillside villas have a walkable path down; many do not. Verify rather than assume.

Seasonality
As with all east coast rental, model returns across a full year. High-season occupancy is excellent and low season is not.
Getting around
Chaweng, the private hospital, Central Festival and the main shopping are 5 to 10 minutes north. Airport around 20 minutes. Lamai 10 to 15 south. Well placed on the east coast without being in the middle of it.

Chaweng has more shopping, more nightlife and more noise. Chaweng Noi has the better beach and the quieter setting, five minutes away. Most residential buyers prefer Chaweng Noi.
Maenam vs Bang Por
Bang Por is quieter and more private again, with a west-leaning outlook and better sunsets. Fewer amenities and more driving. If Maenam feels too busy, go west.

For living in and for most rental strategies, yes, better beach, much less noise, same access to amenities. Chaweng only wins if you specifically want to be in the commercial centre.
Chaweng Noi performs strongly, particularly for well-specified sea view villas. Any figure quoted to you should be based on twelve months of occupancy, not high season. We will show you the assumptions behind any number we give you.
