Frequently Asked Questions

Can I buy this as a foreigner, and how would I hold it?

A foreign national cannot hold land freehold in their own personal name in Thailand, so this is bought through one of two routes: a registered 30-year lease, renewable by contract, or a Thai limited company with genuine Thai shareholders holding the freehold. Be cautious of anyone offering nominee Thai shareholders. That arrangement is not legal in Thailand and it puts the asset at risk. We will set out the exact structure for this property, and refer you to an independent lawyer who does not work for us.

What title does this property have?

Chanote, also written Nor Sor 4 Jor. It is the strongest land title in Thailand: boundaries are GPS-surveyed and the land can be sold, leased, mortgaged and transferred cleanly. That matters more than the view, because weaker title grades carry vaguer boundaries and restrictions on transfer and development. We will send you the title document to give to your lawyer before you pay a deposit.

Can I build on this plot, and what is already in place?

The plot is 0.42 rai, which is 675 sqm. It is listed as ready to build, meaning the plot has been prepared rather than left for you to fill and level. There is road access to the plot. Utilities are connected at the boundary. Koh Samui also restricts what you can build on a gradient, and hillside plots carry height and storey limits, so we will give you the slope and the buildable envelope in writing rather than leaving you to find out at the planning stage.

How is this land priced?

The asking price is THB 6,200,000 for the whole parcel of 0.42 rai, which works out at approximately THB 14,696,296 per rai. Compare Koh Samui land per rai rather than by total price. Position drives that number far more than size does.

What will I pay on top of the asking price?

Budget roughly 3 to 6% of the price on top, covering transfer fee, stamp duty or specific business tax, withholding tax and legal fees. Who pays what is negotiable, and a 50/50 split of the transfer fee is common on Koh Samui. One thing worth knowing early: Thai banks do not generally lend to foreign buyers, so most purchases here are funded in cash or financed from your home country. On this property that puts the likely add-on somewhere between THB 186,000 and THB 372,000, and we will give you the precise figure before you make an offer.

Can I view it, or buy from overseas?

Use the Schedule a Tour form on this page and Bebe will arrange the viewing directly. If you cannot travel, we will do a live video walkthrough and send you the unedited footage rather than a marketing cut, and refer you to an independent lawyer who does not work for us to run due diligence. People do commit here remotely. We would still rather you came, because a video will not tell you what the access road is like in the rain.
